Reservations Terms and Agreements

Please read the terms and agreement before booking with us. By confirming your reservation and staying with us, you agree to abide by the following policies & Payment:

  • If you book for more than 30 days, your subsequent payment will be due 30 days after your confirmed move-in date.
  • No Smoking: Absolutely no smoking is allowed inside the unit, on balconies, or in common areas of the building or apartment.
  • Guest Agreement: You agree that you are not a tenant but a guest, and you may only stay for the reservation dates agreed upon.
  • Processing fee: You have 2 options. 1. A 3.2% PayPal or credit card transaction fee will be charged for all payments made by PayPal or credit card. 2. A 1.6% Zelle Payment Option is available if paying via Zelle. Please notify us which option you choose.
  • Late Payment: A $75 late payment fee will be charged if no guest reservation payment is not made by the due date.
  • Pets: No pets are allowed unless authorized by the Manager/Host in writing. If pets are authorized, you must keep them off the beds, linens, furniture, and towels. You cannot bathe your pets in showers, tubs, or sinks.
  • No events or parties: Please be mindful of other guests and residents. No events or parties or unauthorized gatherings will be allowed.
  • Cleanliness: Guests must keep the unit in clean and good condition during their stay. A monthly house cleaning service will be provided each month and paid for by the guests. All cleanings are to be scheduled in advance, according to the guests’ schedule, and help maintain the integrity of the apartment.
  • Quiet hours: Guests must be mindful and respectful of our neighbours on the property and around the area. Quiet hours are between 10 PM to 7 AM 7 days a week.
  • Maintenance Requests: Any maintenance requests will be responded to within 24-48 hours based on availability and emergency type. Contact us with any requests you may have so we can coordinate with your schedule.
  • Packages/Mail: Guests are allowed to have items mailed to them, but we are not responsible for any lost or missing packages or mail. We do not provide mailbox keys at the properties.
  • Refund policy: Once you confirm the space, management will remove it from the availability list, and the payment is non- refundable, non-transferrable & non-exchangeable.
  • Extension: If you require an extension, please notify us as soon as possible. Extensions are not guaranteed unless confirmed by the Manager.
  • Referral: A $50 credit will be applied to your account if a confirmed and paid booking is made through a direct referral of yours. Notify us in advance if you will be sending a referral, please.
  • Subletting: There is to be no subletting of the property to any other person or business.
  • ID requirement: A valid state or federal ID is required prior to receiving any check-in or confirmation information. A valid state ID or passport is required for any guest occupying the unit. Please email it to We appreciate your cooperation in following these policies.
